We strongly believe that carrying out accompanied viewings helps to highlight the major benefits of the property being offered. Since the arrival of the Coronavirus pandemic, we’re aware that in-person viewings aren’t always possible. We can create video viewings that offer the next best experience.
All of our referencing is done using professional referencing companies. We always aim to take employment references, credit checks, previous landlord references and bank checks as a bare minimum. Documents are uploaded to our online portal, simplifying and speeding up the process for all involved.
All tenancy agreements are checked and kept up to date with changing housing legislation. We can also take care of handling requirements such as EPS and Gas Safety checks/records.
Once a suitable tenant is found we take all responsibility of recording the items provided (for furnished properties) and carrying out a full inspection of the condition of the property. This thorough process is an important step in avoiding disputes at the end of a tenancy.
We will always make sure relevant utility providers and local authorities are notified at the beginning of a tenancy and all relevant meter readings are given to ensure the correct bills are produced.
All deposits are registered with the Deposit Protection Service (as required by law), full details of the terms & conditions can be found on their website.
We know that timely receipt of rent is important to landlords. All rents are paid in advance by tenants and paid by BACS transfer to landlords, so there are no waiting times for fund clearance. Monthly rental statements are produced and sent via email or post.
We aim to inspect all managed properties every 6 weeks and we will notify you if there is anything of serious concern.
We have a team of trusted and reliable contractors and can arrange repair and maintenance works when required. Our supplier relationships mean there are no call-out charges, minimising ongoing costs for our landlords.
At the end of the tenancy, we will check the property and arrange to collect the keys from outgoing tenants, before processing deposit refunds. We will also manage any deposit or inventory disputes.
